Real Estate Settlement Agent

  • Purchase and Sales Agreements:  Drafting and negotiation of purchase and sale agreements.

  • Coordinating the Closing: Coordination of the efforts of all parties involved in a real estate transaction, including buyers, sellers, lenders, attorneys, title companies, and insurance providers.  Management of communication and scheduling to ensure a timely closing.


  • Managing Escrow Funds: Receive and manage all funds related to the transaction, including the down payment, loan proceeds, and closing costs, holding them in an escrow account until closing.  Facilitate proper disbursement of funds to the relevant parties according to the terms of the sale agreement.


  • Preparing and Reviewing Closing Documents: Prepare and review all necessary closing documents, such as the closing disclosure, deed, mortgage, and other relevant paperwork.  


  • Title and Escrow Procedures:  Work with the title companies to ensure a clear title and resolve any title issues that may arise.


  • Calculating Closing Costs: Calculation of all closing costs for both buyers and sellers, ensuring accuracy and transparency in the process. 


  • Disbursement of Funds: At closing, disbursement of funds to the appropriate parties according to the terms of the agreement.


  • Addressing Issues and Disputes:  Serve in the role of a mediator, working to resolve problems efficiently and effectively to avoid delays in the closing.


  • Residential and Commercial Leases:  Drafting and review of residential and commercial leases for both landlords and prospective tenants.

Education Law

  • Special Education Law: Representation of students with disabilities and their families to advocate for appropriate Individualized Education Programs (IEPs) and 504 plans. This includes navigating the processes for evaluations, developing IEPs, resolving disputes with school districts through mediation or due process hearings, and litigating cases when necessary.


  • Student Discipline:  Representation students facing suspension, expulsion, or other disciplinary actions, ensuring that due process rights are upheld and that any disciplinary action is fair and appropriate.


  • Anti-Bullying Cases: Advocating for the student's safety and well-being while ensuring the school district follows appropriate procedures and laws. Work includes investigation of bullying, negotiations with the school, filing grievances and complaints with the district, state education agency, mediation, and due process hearings.

Anchor Legal Team is run by Alyssa Vachon Daigneault out of Winthrop, Ma.

Alyssa Vachon Daigneault

Principal Attorney
Alyssa Vachon Daigneault brings a unique combination of educational leadership, and community engagement to her legal career. Holding a chemistry degree from the University of New Hampshire and a master's in educational leadership from Simmons University, she spent 21 years as a successful educator in Massachusetts, culminating in five years leading Winthrop High School's Science Department. This experience honed her leadership, problem-solving, and collaborative skills. A long-time Suffolk County resident and property owner and investor, she's deeply involved in her community, advocating through neighborhood associations and collaborating with Boston's ISD on land use issues. This practical understanding of local government and real estate complements her legal education at New England Law, Boston, and her experience as an intern in the Land Court of Massachusetts under the Honorable Justice Robert B. Foster. Her collaborative spirit and results-oriented approach, combined with her community focus, make her a highly effective and valuable legal professional.
